Home Staging for Houston TX Real Estate Investors

Its a brand new year and it is sure to be full of  many opportunities for Houston area real estate investors to cash in on smart flips and strategic real estate marketing plans!  Last year Simply Staged had the exciting opportunity to work with some very savvy real estate investors and we gained great insight on how to have a successful flip that won’t sit on the market eating up your investment dollars for months and months.

 

 

 

 

 

Aside from home staging your property, there are many practical things you should know when venturing out to flipping real estate.  In working with RE investors, we have gained much insight to what works and what doesn’t work when flipping properties.  If we could be a part of helping new investors with this information,  we will have accomplished one of ours goals for the year.

1. Tip no 1:  So often we have gone in to stage a home and have seen the recurring problem of incomplete flips.  If we may:  One of the best tips we feel we can offer real estate investors when flipping properties:   Don’t go cheap on your contractor.  Great contractors are worth their weight in gold!  (By the way, home stagers have seen their work and can offer great referrals.)

Consider the cost of a well known and reputable and quality contractor before entering a real estate transaction.  You will always, always get what you pay for when hiring a contractor.  Discuss and write in detail the payment or draws schedule.  The number one way to drag out the wait time of even placing your home on the market is miscommunications and misunderstandings with your contractor.  Pay them on time, keep them happy and make sure you are hiring a reputable contractor.  Ensure that he does not have more work than he can manage with his staff.   Overloaded contractors will lose quality control.  Check references, ask for proof of licensing and insurance.  Be sure that your contractor will include permitting as he is the one who should handle this and by all means make daily visits to ensure that your project is moving forward in a timely manner and that all is going well.  This will assure your contractor that you are there for them when needed as well as letting them know that you are going to be consistent in supervising their work.  Be sure to avoid the pitfall of a bad home inspection on the front side of the flip rather than after an offer is made.

There are many tips we can offer, however this one is so big an entire blog should and will be dedicated to this one alone.  Having a property flipped in a timely and quality manner will give you the confidence you need to move forward into a very strategic marketing  plan when it is completed.  Ask yourself these questions:   How important is your time?  In real estate, time is money.   Do you want to spend your money for a contractor OR way more months of mortgage payments than you planned and a contractor (and in some extreme cases) a second contractor?

Home Staging: For the Most Serious Sellers.

As we are nearing the end of another year we are so excited at the potential of a new and greater year to come.  The last quarter of the year was one of our busiest ever and we are confident that next year will prove to be even better.  We have partnered with several amazing real estate investors and we have learned that there are RE professionals out there that are willing to take real estate investing to “another level”.  They are the “most serious sellers”.  There are some who go above and beyond to set new limits and be really creative with new strategies when selling and marketing their properties.  It is very rewarding, educating and refreshing to be associated with these very savvy and seasoned professionals in which we can learn, grow, and share ideas with.

To our fellow home stagers out there:  You may or may not already know this, there are RE professionals out there who will appreciate your expertise for what it’s worth.  You do not have to sell yourself cheap or give your services away for next to nothing.  Top notch real estate professionals value staging and will always include staging as part of their marketing plan.

This year, we have been very fortunate to work with these type of real estate professionals.  There are some that do not quite “get it” and some that will not do without it.  The very serious real estate professionals, those who are more aggressive, understand staging.  They realize that it is not just about making a house pretty, but rather implementing a marketing plan to make their property the most marketable that it can be.   These RE professionals will not only stage their property but will also utilize other brilliant and very creative marketing techniques to get the most ROI in the shortest amount of time.  We have been blessed to work with them and look forward to continuing our partnership with them in 2012.
